Able Property Management is a full service company serving the Bakersfield area since 1980and more recently the Kern River Valley area. We are experienced in managing single family dwellings, multiple units, commercial, REO properties, and receiverships.

We are large enough to provide quality, up to date services, but still small enough to give you personalized attention that will meet your property management needs.Our goal at Able Property Management is to provide all of our owners with the best in property management services.

As an experienced and professional property management company, we provide the following services:

• Property Marketing
  • Website listing that includes basic property inforamtion and pictures
  • Advertisement in the Bakersfield Californian
  • In-office flyer
  • Property "For Rent" sign
• Applicant Evaluation
  • Obtain,confirm, and review rental history
  • Verify current employment (must be for at least the last 6 months)
  • Verify income (must be at least 3x the amount of the rent)
  • Review credit report
• Accounting services
  • Itemized monthly income and expense statement with current and year-to-date totals
  • Mortgage payments
  • Payment of reoccurring bills, such as gardening, utilities, insurance, property taxes, etc
  • Payments to vendors who work on your property
• Property maintenance
  • Utilization of trusted, outside vendors that preform general repairs both small and large
  • Vacancy repairs preformed by outside vendors that can include painting, cleaning, and carpet cleaning if neccesary
  • Direct dealings with home warranty companies and/or insurance companies
